Hello, construction enthusiasts and everyone who dreams of a perfect shelter for their four-wheeled friend! Today we are going to discuss a topic that keeps many investors and contractors awake at night: garage or shed? This is a decision that affects not only the appearance of the property, but above all, safety, comfort and... your wallet. As a foreman who has seen many construction projects, I will try to explain this dilemma to you.

Let's start with the fact that both the garage and the carport have their strengths and certain weaknesses. The key to success is understanding your needs, possibilities and priorities. So, without further ado, let's get to work!

Garage – King of Safety and Comfort

For many, a garage is synonymous with full protection and functionality. It is more than just a place for a car - it is often a workshop, warehouse, or even a mini gym. Let's take a closer look at it.

Advantages of a garage:

  • Full protection against weather conditions: Rain, snow, hail, scorching sun or frost - your car is safe in the garage. This means longer paint life and lower risk of corrosion.
  • Safety against theft and vandalism: A closed, frequently monitored room is much better protection than an open shelter. Peaceful sleep guaranteed!
  • Additional usable space: This is probably the biggest advantage. A garage is an ideal place to store tools, bicycles, tires, garden equipment, and even to create a small workshop.
  • Increased property value: A solid, well-built garage is an asset that increases the value of the entire property in the eyes of potential buyers.
  • Comfort of use: Clearing snow from your car in winter? Forget it! You get into a dry and warmer car.

Disadvantages of the garage:

  • Garage construction costs: This is usually the biggest barrier. The construction of a garage is much more expensive than a shed due to the greater amount of materials (foundations, walls, roof, gate, windows, installations) and labor.
  • Formalities: In most cases, construction of a garage requires obtaining a building permit, which involves preparing a project and longer waiting time.
  • Completion time: From design to finishing – building a garage is an undertaking that will take several weeks or even months.
  • Larger building area: The garage needs more space on the plot, which may be a problem on smaller plots.

Constructing a garage – what to pay attention to?

If you decide to build a garage, remember about solid foundations, appropriate thermal and moisture insulation (especially if it is to be heated), the choice of a durable gate (sectional, tilting) and the power supply and possibly water. Shed – Lightness, Speed and Economy

A shelter is a lighter, often more economical and quicker alternative. Perfect for those who value simplicity and speed.

Advantages of the shelter:

  • Lower costs: Definitely a major advantage! Constructing a carport is usually much cheaper than building a garage because it uses fewer materials and requires less work.
  • Faster construction: Putting up a shelter is a matter of a few days, at most weeks, not months.
  • Less formalities: Often, an application is enough, not a building permit (more on this in a moment!).
  • Good ventilation: Open design prevents moisture and condensation from accumulating.
  • Aesthetics and lightness: Modern sheds can be very elegant and blend perfectly with the architecture of the house, without "overwhelming" the space.

Disadvantages of a shelter:

  • Less protection: The carport protects against rain and sun from above, but side wind, snow or rain can reach the car. There is also no protection against frost.
  • Less safety: A car under a shelter is more vulnerable to theft or vandalism than in a closed garage.
  • No additional space: A carport is only a place for a car. You cannot store tools or equipment there safely.
  • Susceptibility to dirt: Dust, pollen, falling leaves - the open design makes the car get dirty faster.

Construction of a shelter – key aspects:

Choose a solid structure - steel (profiles, pipes made of steelBOX!) or wooden. Strong poles and a stable roof are important. Remember about solid anchoring in the ground (point foundations) and ensuring an appropriate roof slope for water drainage.

Formalities – The devil is not that scary... but it's worth knowing!

Oh, these formalities! Many of you are afraid of paperwork, but the Foreman always says: it's better to know than to be sorry. Let's check what it looks like from the perspective of construction law.

  • Garage construction permit: In most cases, construction of a garage as an independent building requires obtaining a building permit. This means that the design must be prepared by an authorized architect and the collection of appropriate documents.
  • Permit to build a shelter vs. report:It's more interesting here! According to the Construction Law, sheds with a building area of up to 50 m² may be built on the basis of a notification, provided that there is a residential building on the plot on which they are built or the plot is intended for residential construction. It is also important that the number of sheds on the plot cannot exceed two for every 500 m² of the plot area. If the shed exceeds 50 m² or does not meet other conditions, then it is required permission to build a shelter. Always, always, check the Local Development Plan or Development Conditions for your plot! There may be additional restrictions regarding height, distance from the border or materials.

Remember that the application is much faster and less expensive than a permit. Just submit the appropriate form to the starosty or city office and if the office does not raise an objection within 21 days, you can start the work.

Costs – Where is the truth?

Okay, let's get to the point, i.e. money. Garage and carport costs are often the deciding factor.

  • Garage construction costs: The range here is huge.A small, simple sheet metal garage costs several thousand zlotys. However, a solid brick garage with a sectional door, insulation and installations is an investment of PLN 20,000 and up, often even PLN 50,000 or more, depending on the size, finishing standard and region. In addition, there are the costs of design and formalities.
  • Costs of building a shelter: A shelter is a much smaller expense. A simple shelter made of a wooden structure with a trapezoidal sheet roof may cost from PLN 3,000 to PLN 10,000. A more solid steel structure (which the Master highly recommends due to its durability!) with an aesthetic roof costs PLN 8,000 - PLN 20,000. Here are the costs formalities are minimal (application is free).

  • Your priorities: If safety, additional space and full protection are crucial to you, invest in a garage. If all you need is protection from rain and sun, and you value speed and a lower price, a carport will be perfect.
  • Plot size: On small plots, a shelter may be the only sensible solution.
  • Car type: If you have a vintage car or a luxury vehicle, full garage protection is invaluable.
  • Local regulations: Always check what the Local Development Plan says!

Regardless of your choice, remember about the solidity of the structure and appropriate materials.
